FARM Development acts solely as a principal buyer and is not entitled to a co-brokerage sales commission either directly or indirectly through its affiliated companies. Finder’s fee, or more accurately, a buyer’s sales commission, will be paid to the licensed agent or broker based on agreed upon price, terms and conditions of the sale. Agent or broker would be required to notify the seller of such buyer’s commission and the appropriate NY State Department of State dual agency rules and regulations would have to be adhered to.
Exclusive post-renovation listing agreements are limited to six (6) months. Agent or broker is required to provide weekly progress reports to FARM Development. No showings would be allowed without the presence of the listing agent and/or his or her representatives. If within two (2) months after signing the listing agreement it is deemed by FARM Development that no sufficient progress has been made the agent or broker would be notified in writing. If within four (4) weeks since providing written notice no progress has been made FARM Development shall have the right to cancel the listing agreement.
